Project Management

 

The role of the Project Manager is diverse and encompasses the overall management of all matters concerning the planning, design, procurement, construction and completion of the contract.  As Project Managers, our aim is to deliver a high quality project, smoothly, on time and on budget, meeting the needs and expectations of the client team and end users. 

 

Through our positive and proactive approach, we provide a single point of contact for the client, managing control, responsibility and risk.  We co-ordinate and report with other members of the design team to ensure that the right information is delivered in accordance with agreed timescales.

 

Typical services provided under a Project Management appointment include the following:

  • Coordination of Market Appraisals;
  • Coordination of 3rd Party Surveys;
  • Establishing and Working Up the Client’s Brief and Specification;
  • Preparation of Preliminary Project Programmes;
  • Selection, Tender and Appointment of Project Team Consultants;
  • Liaising and Coordination of Planning and Building Control Approvals;
  • Procurement Strategies, Contract Selection, Contractor Appointments;
  • Monitoring of Construction Programme and Quality;
  • Monitoring Consultant and Contractor Performance;
  • Contract Administration;
  • Financial Management (Cash Flows, Variations, Valuations, Final Accounts);
  • Managing Fit-Out Contractors and Occupation Processes;
  • Preparation of Risk Registers and Risk Management;

 

We are also qualified to carry out the duties and responsibilities of Project Manager under and NEC Form of Contract.

 

 

Employer's Agent

 

As an alternative to providing a full Project / Strategic Management role, we are able to provide the services of Employer’s Agent in accordance with the terms of the JCT Form of Building Contract, generally for Design and Build forms of procurement.  The role of Employer’s Agent is a combination of Project Manager, Quantity Surveyor and Contract Administrator—all wrapped up into one.

 

Typical services provided under an Employer’s Agent appointment include the following:

 

  • Acting as Client Representative for the duration of the Project;
  • Establishing the Client’s Brief;
  • Preparation of Employer’s Requirements in conjunction with the Design Team;
  • Arranging and management of the tendering process;
  • Preparation of Contract Documentation;
  • Provision of Budget and Detailed Cost Advice from Feasibility to Completion;
  • Contract Administration;
  • Chairing Project, Design Team, Site and other meetings;
  • Financial Management (Cash Flows, Variations, Valuations, Final Accounts);
  • Issuing Instructions as required under the Contract (to Contractors and Consultants);
  • Preparation of Risk Registers and Risk Management;
  • Carrying out Defect Inspections and Resolving Post-Completion matters;

 

Contract Administration

 

We have a great deal of experience when it comes to administering contracts for a wide range of work.

 

Whether you are a Consultant (Architect, Engineer etc…) who needs additional support on a project, or whether you are a homeowner looking to complete your own self-build project, we are able to provide a professional and impartial contract administration service.

 

Typical services can include:

  • Preparation of Tender / Contract Documentation;
  • Issuing Formal Instructions to Contractors;
  • Issuing Interim Valuations and Payment Certificates;
  • Reviewing Regular Site Progress and Programming;
  • Issuing Certificates for Practical Completion and Making good Defects;
  • Reviewing Extension of Time Claims and Issuing Appropriate Certificates;
  • Reviewing Claims for Loss and Expense;
  • Agreement of Final Accounts and Issuing Final Certificates;

 

In addition to the above, we also offer general advice and guidance on the administration of contracts and our services can be tailored to your individual needs.



Project Fund Monitoring


We are experienced to offer a project monitoring role for funders, providing a due diligence approach to a construction project from inception through to completion.


Our typical services for Project Fund Monitoring comprise the following:

  • Pre-Commencement Report including the review and auditing of Project Costs and Adequacy of Project Documentation;
  • Checking the Suitability and Appointments of a Project Team;
  • Monitoring of Authority Approvals;
  • Interrogation of Pricing Data, Cash Flows, Construction Costs and Risk Allowances;
  • Assessment of Interim Progress Payments and Providing Recommendations for Draw-downs;
  • Assessments of Costs-to-Complete at various stages of a project;
  • Analysing Suitability of Procurement Strategies, Contract Documentation including Third Party Rights and Insurances;
  • Reviewing Project Quality Control Procedures and Health and Safety Arrangements;
  • Monitoring Project Status against Programme;
  • Monitoring Project Risk against Risk Registers and advising accordingly;
  • Preparation of Reports to Funders / Clients relating to Quality, Time and Cost matters covered by our monitoring activities;


Project Quality Monitoring


We consider that quality and compliance to project specifications and the various authority approvals are of utmost importance to the success of a project.  As Quality Monitors, our role, on behalf of the Client is to carry out the following services:

  • Review of Tender and Contract Documentation to understand the requirements of the Client and Project;
  • Carry out regular site inspections, specifically reviewing the following:
    • Quality of Materials and Workmanship;
    • Programme;
    • Compliance to Contract Requirements and Client Expectations;


We are able to assist an Architect on traditional projects, or alternatively with a direct appointment to a Client on Design and Build Projects. 


Our aim is to proactively review and inspect the quality of works to ensure standards of best-practice are adhered to in order to satisfy the Client’s expectations.
